Shingle Roofing System

Shingle roofing systems come in 20 year, 30 year, 40 year, 50 year and Presidential. Simply put, the difference in the shingle is the thickness. Most homes have a 30 year dimensional shingle, but for customers who want more "definition" on their roof, they will install the 40 year, 50 year or Presidential shingle. Underlayment for most shingle roofs is 15lb. felt. Basically, the underlayment weighs 15lbs. per 100 square feet. Some customers choose 30lb. felt for their roofing system for added protection. If your current roof has a Wood Shake Roof, you may have to add solid sheathing over your existing space sheathing. This will be an added expense to your roofing system.

Shingle Roofs come in a variety of different colors to match your home. Midwest Roofing and Solar can also offer you an extended warranty by the Manufacturer of the shingle for your protection.

Tile Roofing System

Tile roofs come in numerous colors, styles, and weights. Lightweight tile will weigh less than 600 lbs. per 100 square feet. This is standard in the industry. If the roof weighs over 600lbs. per 100 square feet, an engineer will need to write a report to substantiate the weight. This will need to get approved by the city. The color and style of a tile roof is too many to list. The look a customer is trying to achieve will determine the type of tile they choose, as well as the price. A standard weight tile may cost the contractor $65.00 per roofing square and a high end tile may cost the contractor up to $800.00 per roofing square.

The underlayment (waterproofing) is the most important aspect of a tile roofing system. A tile roofing system will usually come in the following three options:

  • One layer of tile guard.
  • 2 layers of tile guard. (this is the most widely installed technique)
  • Modified Rubber underlayment. (this is the highest quality system)

Most customers use the 2 layers of tile guard underlayment. For the customers who want the peace of mind of a long lasting roofing system, they will install the Modified Rubber Underlayment. With a Modified Rubber Underlayment, the roofing system will last up to 50 years. Midwest Roofing and Solar has 2 roofing crews dedicated to tile only.

Wood Shake and Simulated Wood Shake

Before deciding on a wood shake roof, we need to determine if your city allows this type of roofing system. Some cities don't allow wood shake roofs, due to the fire hazard. The actual wood shake material does not have a Class A fire rating from the U.L. Ratings. By adding the appropriate underlayment, we can install a Class A "roofing system". This usually entails adding a cap sheet underlayment over the shake liner felt paper.

For customers who want the wood shake appearance, but the added protection of a Class A product, we can install a tile roof that has the wood shake appearance. The most popular products are U.S. Tile Proshake and Monier CedarLite. The underlayment for these two materials would be similar to the Tile Roofs.

This allows for a number of architectural effects. Usually, it is best to install copper metal and flashings when installing a slate roof. The cost of slate roofs is very expensive. Some manufactures make a simulated slate roof to offset the expense of real slate.

Flat Roofs For Residential Homes

Although Built-Up Roofing Systems (B.U.R.) and Modified Rubber Roofing Systems are often used commercially, these types of roofs can also be used effectively for residential homes.

The most popular and conventional roofing systems in the market today. The type of systems under the B.U.R. category are the following:

  • 3 Ply Cap Sheet
  • 4 Ply Cap Sheet
  • 3 Ply Energy Cap (Title 24 Compliant)
  • 4 Ply Energy Cap (Title 24 Compliant)
  • 3 Ply Gravel (Rock Roof)
  • 4 Ply Gravel (Rock Roof)

All B.U.R. Systems are "BUILT-UP" using hot asphalt. B.U.R. is still the most popular roofing systems and the most cost effective. With the introduction of Title 24, some of the B.U.R. Systems are approaching the same pricing as the Single Ply Systems. The biggest drawback to the B.U.R. Systems is the smell of hot asphalt and the noise of the kettle.

Modified Rubber Roofing Systems are applied with a hand held torch. On larger jobs, a "Dragon Wagon" is used. This is a 3' wide machine that is pulled by one technician. Modified Rubber is similar to Single Ply as they both consist of one layer of waterproofing. All drains, metal, and flashing get an extra layer of Modified Rubber. This is what we call "Sandwiching the metal" in the Roofing Industry.

The application of a modified rubber roof is more convenient than the B.U.R. System since a kettle and host asphalt is not needed. Pricing of a Modified Bitumen Roof will be similar to the higher end B.U.R. Systems.
