Each customer's information (including contract and warranty information) is stored in our comprehensive database. Our warranty administrator, Lorenzo Thompson, contacts our customers on a yearly basis to schedule yearly roof preventative maintenance.


Preventative Maintenance

A preventative maintenance is a yearly service required by the roofing material manufacturers in order to keep your material warranties in tact.

During a preventative maintenance, our technicians perform the following:

  • Thoroughly inspect all roof drains and scuppers and seal as necessary.
  • Thoroughly inspect all pipe and vent locations for cracking or separation of tile from the metal flanges. They will check the condition of the secondaryseal of roof cement or sealant around the base of the jack and reseal as needed.
  • Thoroughly inspect and replace all broken tile, hips, ridges and rakes.
  • Clean all rain gutters and down spouts as needed and remove all rooftop debris.
  • Thoroughly inspect and repair all edge metal.
  • Thoroughly inspect and seal, as needed, all roof to wall junctions and chimney flashings.
  • Thoroughly inspect and seal, as needed, all valley metal and skylights.
  • Repair all visible potential leaks.
  • Thoroughly inspect completed job to ensure maximum quality and lasting repairs.

A roofing system is no different than your car. You must routinely perform maintenance on your car. By doing so, your car will perform better and last longer. This is the same experience we have had with roofing systems. Over 50% of water leaks could have been prevented with routine maintenance.

Repairs

When evaluating a roofing system for a repair, we at Midwest Roofing and Solar will determine a number of factors before we offer the correct solution. The following is a list of questions our qualified Estimators will ask:

  • How old is the roof?
  • How many leaks do you have?
  • How long has it been leaking?
  • Have you had previous attempts to repair the leak?
  • What are your plans for staying in the building/house in the future?
  • How often have you done maintenance?

Performing a quality professional repair is one of the most difficult aspects of our business. It takes a qualified individual to troubleshoot and repair a roof properly. When we send out our technicians to repair your roof, they will have at least 10 years experience as a Foreman. We will provide digital pictures of the repair upon your request. While performing a repair, it is also the most cost effective time to perform a yearly maintenance on your roofing system.

Ponding Water (Standing Water)

The most important aspect of a roofing system is to keep water out of the building. The second most important aspect is to have water drain off the roof. Unfortunately, as time passes, buildings settle, rafters and decking deteriorate, and areas of the roof may pond water.

N.R.C.A. considers the following the definition of Standing Water:

  • Less than or equal to 24" diameter by ½" deep or less.
  • Less than or equal to 36" diameter by ½" deep or less.

Solutions for Ponding Water:

  • The best solution for ponding water is a "Tapered Designed Insulation System". We will engineer the roof so all water flows to the drains. This is an expensive option, but this solution will eliminate ponding water.
  • Adding new drains, scuppers, crickets, and building up the low areas are other options for a roof that has standing water. These options are not as expensive as the Tapered System, but they will help reduce ponding water.
  • No manufacturer will guarantee a roofing system that ponds water. The only exception would be a Single Ply Roofing System.

Flashing Details, Drains, Skylights and Air Conditioning Units

The most important part of your roofing system. We have found that less than 5% of water leaks come from the field of the roofing system. This is why Midwest Roofing and Solar pays extreme attention to the above details in the building envelope. We always install extra layers of 11 lb. ply sheets around all flashings, edge metal, drains, skylights and equipment curbs. We also strongly recommend having all Air Conditioning Units properly sealed by an authorized Air Conditioning Contractor.

All Commercial Roofs installed by Midwest Roofing and Solar are sealed with a white elastahyde mastic. The cost on this type of roofing mastic is approximately 3-4 times the cost of other mastics, but it more than pays for itself in the long-term life of the roofing system.
